Landlord Registration and Licensing Housing
All landlords are now required to register with rentsmart.gov.wales subject to your circumstances, you may also be require a landlord license our staff are on hand to offer advice in this regard. We understand that different landlords have different levels of experience and require different levels of involvement in this process. Therefore, we offer two different packages; a full management service, and a let only service. For more information on our fees, please click here.
Fully Managed Service
Our full property management service is tailored to suit each individual landlord. The landlord can decide how much involvement they want to have and just leave the rest to our team.
Fully Managed Property Service
For a fully managed property we will carry out, when required:
- A free, honest rental evaluation, carried out by an experienced, friendly advisor
- Advertise your property in our branch and online
- Conduct accompanied viewings
- Obtain references and/or a financial guarantor for every prospective tenant
- Prepare and sign contracts for both new and existing tenants
- Hold bond deposits, complying with the latest regulations
- Carry out a full inventory at the start of each new tenancy and inspect the property at regular intervals
- Organise gas safety inspections, if requested
- Organise electrical inspections, if requested
- Organise energy performance inspections, if requested
- Organise legionella risk assessments, if requested/required
- Obtain all meter readings and liaise with local council regarding council tax matters
- Collect the rent and chase any rental arrears if necessary
- Carry out any repairs/maintenance required up to an agreed sum of money and contact you thereafter
- Obtain a landlord license to comply with current regulations
Let Only Service
If you are a more experienced landlord you may wish to handle the daily running of your property yourself. We can still help and will provide the following services:
Let Only Property Services
- A free, rental valuation, carried out by an experienced, friendly member of the lettings team
- Advertise your property in our branch and online
- Accompanied viewings
- Prepare and sign contracts
- Carry out a full inventory at the start of the tenancy
- Collection of the first months rent and bond (the bond will be forwarded in order for you to register with an appropriate scheme)
- Once the contracts have been signed, we will deduct our letting fee from the monies received from the tenants. Thereafter all of the paperwork will be sent to you for you to start managing your property yourself.
Marketing
When you instruct us to let your property, you automatically benefit from our comprehensive marketing strategies.
Our sole objective is to obtain the maximum price for your property.
