Landlord Registration and Licensing Housing

All landlords are now required to register with rentsmart.gov.wales subject to your circumstances, you may also be require a landlord license our staff are on hand to offer advice in this regard. We understand that different landlords have different levels of experience and require different levels of involvement in this process. Fully Managed Service

Our full property management service is tailored to suit each individual landlord. The landlord can decide how much involvement they want to have and just leave the rest to our team.

Fully Managed Property Service

For a fully managed property we will carry out, when required:

  • A free, honest rental evaluation, carried out by an experienced, friendly advisor
  • Advertise your property in our branch and online
  • Conduct accompanied viewings wherever possible
  • Obtain references and/or a financial guarantor for every prospective tenant
  • Prepare and sign tenancy agreements for both new and existing tenants
  • Hold bond deposits which complies with the latest regulations
  • Carry out a full inventory at the start of each new tenancy and inspect the property at regular intervals
  • Organise gas safety inspections if requested
  • Organise electrical inspections if requested
  • Organise energy performance inspections if requested
  • Organise legionella risk assessments if requested
  • Obtain all meter readings and liaise with local council regarding council tax matters
  • Collect the rent and chase any rental arrears if necessary
  • Carry out any repairs/maintenance required up to an agreed sum of money and contact you thereafter
  • Obtain a landlord license to comply with current regulations

Let Only Service

If you are a more experienced landlord you may wish to handle the daily running of your property yourself. We can still help and will provide the following services:

  • A free, rental valuation, carried out by an experienced, friendly member of the lettings team
  • Advertise your property in our branch and online
  • Accompanied viewings
  • Prepare and sign tenancy agreements for both new and existing tenants
  • Carry out a full inventory at the start of the tenancy
  • Collection of the first months rent and bond (the bond will be forwarded in order for you to register with an appropriate scheme)
  • Once the contracts have been signed, we will deduct our letting fee from the monies received from the tenants. Thereafter all of the paperwork will be sent to you for you to start managing your property yourself.

Marketing

Tenancy set up (full management – first month’s rent only – this includes: tenancy agreement, full inventory, deposit
protection and prescribed information, notification of council tax and welsh water)
90% of monthly rent
Full management (each month thereafter) 12% of monthly rent
Tenancy set up (tenant find only) 100% of first months rent
Instruction of another agent during sole agency period / tenant find by landlord – administration fee £150
Paper copies of statements of account 1.2% of monthly rent
Attendance at Court/Tribunal £75 per court appointment
Service of section 21 notice Included in management fee
Service of section 8 notice £25 per tenant
Wait at property for contractor £60 per hour/part thereof
Annual Tax Return Statement £30
Maintenance Handling – administration fee* £15 added to total invoice cost

Tenant Fees(for any tenancy started or renewed after 1 September 2019)

Description Fee (all stated are inclusive of VAT)
Refundable Holding Deposit Equivalent of one weeks rent
Late payment fee Payable when payment is 14 days overdue at 3% above the Bank of England base rate. Calculated on a day-to-day basis from the day upon which it became due down to the date of payment
Pet deposit (addition to bond) £100 per pet
Payment methods i) Holding deposit – debit/credit card
ii) Initial rent / deposit – debit/credit card
iii) Monthly Rent payments – standing order. Card payments are also accepted, however due to clearance times this should be paid 5 working days before your due date
Payment on increased insurance premium Payable for any action taken by the tenant that results in increased insurance premiums. Payment options will be discussed depending on the amount. Evidence of said increase shall be provided to the tenant should the situation arise due to the tenant’s default.
